CPE opportunity: "Cost Segregation"

The CARES Act and other recent tax legislation have created many opportunities for real estate owners, including the Qualified Improvement Property (QIP) technical correction many were waiting for. We will discuss strategies and opportunities as provided by the reintroduction of NOL carry-backs, as well as the temporary elimination of the 80% NOL carry-forward, favorable adjustments to Section 163(j), new abilities to amend tax returns, and of course QIP. We will also discuss the post CARES Act Rev. Process and other updates, explaining ways to maximize the tax tools available for real estate owners.

About Our Speakers:
David A. Fabian
Dave has over 20 years of experience with MS Consultants, and he has been personally involved in over 15,000 Cost Segregation Studies on all types of projects including restaurants, apartment complexes, automobile dealerships, manufacturing plants, office buildings, retail centers, and many more. Dave has traveled throughout the country to analyze property, prepare cost segregation studies, meet with clients, and make presentations.
Dave’s responsibilities include managing all cost segregation projects and all engineers and accountants on staff. He initiated and developed the firm’s comprehensive in-house cost segregation training program and ensures team members are informed of all current developments in the areas of depreciation, tax, and engineering. He ensures that all reports are of the highest quality, all parties involved in the study (client’s in-house accountant, CPA firm, project managers and engineers) are updated on the progress of the study as it is in process, and the results are communicated to appropriate parties in a timely fashion.
Prior to joining MS Consultants, Dave had 12 years' experience in public accounting and private industry. He received his B.S. in Accounting from Canisius College. He is a member of the American Institute of Certified Public Accountants and the New York State Society of Certified Public Accountants.
Jeffrey D. Hiatt
Since joining MS Consultants in 1999, Jeff has developed and fostered relationships with CPA firms, real estate professionals and accounting societies throughout the New England area helping to make MS Consultants the leading provider of Cost Segregation Studies in the Northeast.
Jeff is a graduate of Indiana University. He has lectured on cost segregation providing CPE training to accounting firms and tax institutes. He has been a speaker for the Boston Tax Institute, Massachusetts Society of CPAs, New Hampshire Society of CPA’s, Maine Society of CPAs, Massachusetts Association of Public Accountants, New Hampshire Society of Accountancy, Maine Real Estate Developers Association, and New Hampshire Commercial/Industrial Board of Realtors. He is a member of the Rotary Club of Hampton, New Hampshire and a Board Member of Veterans Count.
Kyle R. Young
Kyle Young joined MS Consultants in 2007 and works closely with both building owners and Certified Public Accountants to ensure the Cost Segregation, §179D Deduction, Historic Rehabilitation Certification, and other engineering based study processes run proficiently through excellent communication, and high regard for client satisfaction. He has traveled to many areas of the country to meet with clients, prepare studies, and present to various organizations.
He is responsible for analyzing depreciation schedules and related records for proper asset classification, and preparing tax filings required in conjunction with the engineering studies under the current Internal Revenue Code, and past Tax Court cases. Prior to joining MS Consultants, Kyle spent 4 years with a local Western New York public accounting firm. He received a B.S. in accounting from Daemen College. Kyle has presented before the Buffalo Tax Institute, Massachusetts Society of CPAs, New Hampshire Society of CPAs, and American Council of Engineering Companies. He is very active in his community as well, including Treasurer of a non- profit youth organization.
